Sub-meters that bill themselves

Note the reading. Rentio works out the units used, applies that unit’s rate, and posts the charge to the right tenant’s ledger. Electricity, water and gas.

A real running balance

Not “paid” or “unpaid” — an actual statement showing what each tenant owes today, line by line, and how it got there.

Year-end accounts, closed properly

Close a unit’s financial year, or the whole building at once. The statement is frozen — last year’s numbers cannot quietly change after you have filed on them.

Receipts and HRA statements

Rent receipts on demand, and an annual HRA statement your tenant’s employer will accept — with your PAN shown automatically once annual rent crosses ₹1,00,000.

The rent register

Ask “what does 1A owe?” and get a straight answer.

Every charge and every payment on a unit, in date order, with a running balance down the right. Rent, electricity, water, a share of the lift AMC, a late fee — all of it in one column headed Due. Your tenant sees the same page you do.

  • Payments reduce the balance — no hunting for which month a part-payment was meant to settle.
  • One unit’s year can span two tenancies, and each tenant’s lines stay theirs.
  • Made a mistake? Edit or delete the line. Every correction is logged, so the ledger can be defended, not just displayed.

Electricity, water and gas

The meter register, done in about two minutes a month.

Walk the building, enter the readings, done. Rentio computes each unit’s consumption from the previous reading and posts the charge at that unit’s rate — building default, or an override for the one flat that pays differently.

  • Enter whatever you actually have: the meter value, the units used, or the amount straight off the provider’s bill.
  • Slabs and taxes mean the bill rarely equals units × rate. Enter the real figure and it wins.
  • Recording a reading does not bill anyone. You post the charge as a separate, deliberate step — after checking it.
  • Entered a month late, or out of order? Later readings are recalculated and any charge already posted is corrected, with an audit entry behind it.

The year end

Close the year once. It stays closed.

A cash-basis profit-and-loss per unit — what came in, what you spent, what you kept. Close one unit or the whole building in one go. Once closed, the lines behind that statement are locked, so the figures you filed on cannot drift afterwards.

  • Your financial year, your dates — set April, January, or whatever your building actually runs on.
  • Need to fix something? Reopen the year, correct it, close it again. Deliberate, not accidental.
  • Export any year to PDF or CSV — for your records, or straight to your CA.

The two questions a move-out always turns into an argument.

How much deposit is held, and how much of it is refundable. Rentio tracks the security deposit and any rent paid in advance as two separate balances, each with a dated log of every collection, refund and adjustment. Your tenant sees the same log, read-only.

  • Kept out of the rent balance, so the Due column stays honest about rent.
  • Apply an advance to this month’s rent in one click — it posts as a real payment on the ledger.
  • Carry a leftover advance into a renewal without the money being counted twice.

Your tenants don’t have to sign up. At all.

This is where most rent apps quietly fail — twelve tenants, and four will never install anything. So Rentio doesn’t require it. Record your tenants yourself, with just a name, and run the whole building solo: ledger, meters, receipts, year-end, everything.

  • Nothing to download, no app to explain, no chasing.
  • If a tenant does want access later, send them a code — their history carries over, and nothing is duplicated.
  • Tenants who do sign in get their own statement, their receipts and their deposit log, without being able to change anything.

Rentio never touches your rent.

When a tenant pays by UPI, they scan a code that pays your UPI ID directly — bank to bank, no middleman, nothing held. They then tell Rentio they’ve paid; you confirm, and it lands on the ledger. Money moves between you and your tenant. Always.

  • A payment a tenant claims but you haven’t confirmed cannot touch any balance.

Questions landlords actually ask.

Do my tenants need to install anything?

No. You can record tenants yourself and run the whole building without a single tenant signing up. If one wants their own access later, you send a code and their history follows them.

Does Rentio collect my rent or hold my money?

Never. A UPI payment goes from your tenant’s bank straight to your UPI ID. Rentio records that it happened once you confirm it.

Every flat has its own electricity meter. Can it handle that?

That is what it was built for. Each unit’s consumption is worked out from its own readings, at its own rate if it differs from the building’s.

My electricity bill has slabs and taxes, so units × rate is never right.

Enter the amount from the bill instead. That figure wins, and the reading is still recorded for the history.

My financial year isn’t April–March.

Can my brother or manager help run it?
