Terms of Service

1. Agreement

These terms govern your use of Rentio. By signing in you accept them. If you do not, please do not use the service. Rentio is operated by [legal entity].

2. Your account

You need a Google or Facebook account to sign in. Keep access to it secure — anyone who can sign in as you can see and change your register. Tell us promptly if you believe your account has been accessed by someone else. You must be 18 or over.

3. What Rentio is

Rentio is record-keeping software. It helps you track rent, meter readings, charges, payments, expenses, deposits and year-end figures for property you manage.

4. What Rentio is not

This section matters more than any other. Please read it.

• We do not handle your money. Rentio is not a payment service, wallet, escrow or collection agent. When a tenant pays by UPI, the money goes directly from them to you. We record that it happened; we never hold or route it. We are therefore not responsible for a payment that fails, is delayed, or is sent to the wrong place.
• We do not give tax, legal or accounting advice. The service produces statements, receipts and exports from figures you enter. Whether they satisfy your obligations — to a tenant, an employer, a tax authority or anyone else — is for you and your professional adviser to determine. Rent receipts, HRA statements and year-end statements are records of what you entered, not certified documents.
• We are not a party to your tenancy. Rentio holds no view on your lease, your deposit or any dispute with a tenant.

5. Your responsibilities

You are responsible for the accuracy of what you enter, for having a lawful basis to record your tenants' details (see the Privacy Policy, section 7), for complying with the tenancy, tax and data-protection laws that apply to you, and for keeping your own copies of anything you rely on.

You agree not to use Rentio unlawfully, to record data about people without a proper basis, to attempt to access another user's data, or to interfere with the service.

6. Free early access

Rentio is currently free. We may introduce paid services in future; the features available to you today will remain free for early-access users. Nothing will ever be charged without you choosing it.

We may change, add or remove features while in early access. We will give reasonable notice before removing something you depend on.

7. Your data belongs to you

Everything you record stays yours. We claim no ownership of it and use it only to provide the service, as set out in the Privacy Policy. You can export any year's register as PDF or CSV at any time.

8. Availability

We work to keep Rentio available but do not guarantee uninterrupted service. It may be unavailable for maintenance, or because of a failure at a provider we depend on. Because your register matters, export your records periodically — do not treat Rentio as your only copy.

9. Liability

To the extent the law allows, Rentio is provided as-is. We are not liable for indirect or consequential loss, for lost profits, or for any loss arising from figures you entered or decisions you took based on them. Nothing here excludes liability that cannot lawfully be excluded.

10. Ending it

You may stop using Rentio at any time; contact us to close your account and delete your data. We may suspend or close an account that breaches these terms or is used unlawfully, and will tell you why unless we are prevented from doing so. Export your records before closing — see section 7.

11. Changes

We may update these terms and will post the new version here. Material changes will be notified before they take effect. Continuing to use Rentio afterwards means you accept them.
