Payments simply reduce the balance.
No allocating a part-payment across three months of arrears to make a report balance. Money in reduces what is owed. That’s it.
The tenant sees the same page.
Tenants with an account get their own statement, their receipts and their deposit log — read-only. Most balance disputes are really disagreements about what was charged, and they end quickly when both sides are looking at the same list.
Two tenancies in one year stay separate.
A unit’s year can span an outgoing and an incoming tenant. Each lease has its own balance opening at zero, and the previous occupant’s arrears are never carried onto someone who has just moved in — unless you choose to, and are shown whose they were.
Corrections are corrections, not edits.
Change or remove a line and Rentio re-checks which lease it belongs to and writes an audit entry. Lines inside a year you have already closed are locked — reopen the year to change them.
Deposits and advances, tracked separately.
A security deposit and rent paid in advance are two different things and are held as two balances, each with its own dated log. Apply an advance to rent in one click and it appears on the ledger as a real payment. Reverse it and the balance is restored.
Receipts and HRA statements, on demand.
A rent receipt for any payment, and an annual HRA statement for the April–March year, both as PDF. Your PAN appears automatically once annual rent crosses ₹1,00,000 — which is exactly when your tenant’s employer starts asking for it.
